Q:  How does the process work?
A:  The hardest part of the whole process for you will be calling us at (408) 228-3518, or simply filling out the form at the bottom of the page to give us some simple information about your home.

Then, we’ll contact you immediately to schedule a visit to your home. We will visit your home in person, explain the process of selling your home, answer all of your questions, and evaluate your home’s condition, before making a fair, no-obligation offer to purchase your home for cash.

Accepting our cash offer is all up to you. If you accept the offer, we’ll set up a closing usually within seven days.

That’s it! You won’t have to repair anything, pay for anything, or clean anything up. There’s no hassle involved. All it takes is one appointment and one agreement and you’re done!

Need a little more time to move and find another home? That’s not a problem! After you get your cash, we’ve let homeowners stay in the house up to two months to help move and secure a new home.

Q:  Will you be listing my house on the MLS or actually buying it?

Q:  How do you determine the price to offer on my house?
A:  Great question, and we believe in complete transparency.

Our process is very simple and this is how we come up with a price for you home:

  1. We first look at the location of the property
  2. what repairs are needed
  3. the current condition of the property
  4. and the values of the area by looking at comparable houses sold recently.

We take these 4 factors, work backward from the market value of what we can sell it for AFTER it’s fixed up, factor in closing costs, repairs, and miscellaneous costs, and then factor in some profit for our selves.

Q:  Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risks here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and its payments… and often with cash in your hand).

Q:  How is this different than listing it?
A: Real estate agents list properties and cross their fingers that someone will buy them. Realtors show properties to many prospective buyers hoping someone will “bite” and that the buyer can get financing… this is assuming there are any buyers (15% of listings go expired).

Also, the average time to sell a property in many markets right now is 3-6 months so you will be expected to pay your mortgage and other monthly bills while you wait. In the mean time, you’ll have to endure cleaning up the property several times before each buyer appointment and open house.

Also, be prepared for inspectors and appraisers to tick you off. They can be hella strict and knock down the value of your home. and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day). When you finally sell a listed house, the agent will take 6% of the proceeds to pay for their work.

Agents provide a great service for those that can wait 3-6 months to sell and can endure the hassle, and who don’t mind giving up some of that sale price to pay for the commissions.

In some markets, you also end up paying for both sides of escrow. that can be 4% off your proceeds. So after all is done, you may end up with 10% less than your original offer
