Cash buyers are helpful. They can buy your house for cash fast – without fees or red tape.
But while most cash buyers are professionals looking to make the transaction a win-win, there are some cash buyers out there that are not. And It’s typically not because they’re trying to swindle you, it’s because they simply don’t know what they’re doing.
So, if you’re looking to sell your house quickly for cash, it’s important to know how to distinguish the pros from the newbies.
Here are 3 ways to ensure a cash buyer is legit.
- Make Sure They Have Plenty of Experience
Determining the cash buyer’s experience level is key. Ask them how long they’ve been in business and how many houses they’ve bought. Then ask them to tell you about some of those experiences.

- Ask to See Their License
A cash buyer who doesn’t have a license can pretty much say and do whatever they like without consequences, while a cash buyer with a license cannot. It also shows they’re professional and in it for the long haul.
- Assess Their Online Presence
Check out their social media presence. Take a look at how many posts they have and how often they post. Also look at their following and how much engagement they get on their posts. And check for reviews on Facebook. If all their social media channels are sparse, it’s not a good sign.
Take a look at their website. Do they have helpful, in-depth content? Do they describe their process?
Take a look at their blog. Do they just have one or two posts, or is it robust? Does it show that they’re an authority on real estate investing, or not so much?
While the quality of their content is a good indicator of whether or not they know what they’re doing, their testimonials are the most important thing to look at. If they don’t have any testimonials from sellers, there’s a problem. But if they have a bunch of glowing testimonials, you’re probably pretty safe to move forward.
